Residences
Alia's tower will have 411 units - 114 x 1 bedroom, 271 x 2 bedroom and 26 combo, with a higher number of these tower residences expected to boast exceptional ocean views. 

 

3 Bedroom units can be created by combining the 00/01 or the 10/12 stack. Only the 03 stack - largest stack - can by itself, be developed as either a 2 bedroom or 3 bedroom.

 

From the 7th to 38th floor there will be 13 units per floor, with less units on floors where there are combo units. The 6th floor will also have a few residential units, but not a full floor plate, since this is the main amenity deck floor. The ceiling height is expected to be 9 ft for the 7th to 20th floor and 9.5 ft from the 21st to 38th floor.

 

Lanais (balconies) alternate location on every other floor on the east side of the tower to strategically shade the units - units that only face west do not have balconies. The tower is also angled to optimize ocean views for many units, especially east facing units.

Maintenance fees: Expected to be $1.25 / sq ft and will include cable and internet. Water, sewer and electricity will be a separate charge.

 

Kitchen Appliances: Top of the line Gaggenau oven, combi-microwave oven, induction cooktop, refrigerator and freezer. Dishwasher, washer and dryer are from Bosch and wine / beverage cooler from either Gagganau or Thermador.

 

Flooring: European white oak wide-plank throughout living room and bedrooms (no carpets). Supposedly this will be a thicker flooring material than what Park Lane has, which talks volume about level of quality one can expect.

 


 


Sustainability
Project design is heavily focused on sustainability, which presents itself in different ways:

 

Alternating lanai location on every other floor for east facing units to strategically shades building and also pivoting building a bit able to align with trade winds and maximize passive cooling.

 

Greywater treatment system to optimize water usage.

 

Central chilled water system and individual handling units in an effort to reduce utility usage.

 

EV Charging option to install as part of purchase.

 

About ½ an acre of PV panels on top of parking garage to optimize energy usage from Hawaii’s abundant sunlight.

 


Services
A range of services will be available to residents include concierge, parcel deliveries, 24 hour security, onsite event coordination assistance / setup / cleanup, residence care inspection (for a fee) and more.

Parking & Storage
Ala Moana Blvd will have the main entry to Alia’s parking structure and residential parking will be located from the 2nd to 5th floor. There will also be 35 guest parking stalls.

 

1 bedroom units will come with 1 parking stall, 2 bedroom will come with 2 parking stalls. The project will have a large number of extra parking stalls that can be purchased for those who need additional parking. There will also be a good number of storage room, several very large, and these will be offered for sale at a later undetermined date.

 


Payment Schedule & Completion
5% of the purchase price is due upon signing the purchase contract and there is a right to cancel within 30 days of signing the contract. At day 30 contract is binding and there is no longer any rights to cancel the contract. Sept 2023 another 15% of the purchase price is due and the balance (80% of purchase price + closing costs) are due closer to project completion, typically 2 to 4 months prior to completion.

 

Assuming all goes to plan, the project may break ground in the summer or fall 2023 with an expected completion early 2026.  

 


 


People Behind the Project
Developer: Kobayashi Group, who is behind several outstanding projects including residential Honolulu based luxury projects Park Lane (2017), One Ala Moana (2014) and Hokua (2006).

 

Architect: WRNS Studio with Partner, Adam Woltag, taking the lead on the Alia project. The firm is experts on sustainable design, mindful of the environment, and with a theme of creating designs that call for healthier living.

 

Landscape Architect: Brownlie & Lee.

 

Interior: The Vanguard Theory, lead by Michelle Jaime known for her authentic contemporary design. With Alia she will focus on a neutral to warm color palette.

 

Art: Kelly Sueda. Renowned art curator with an incredible skill in presenting pieces from local and international artists within the same projects / areas, creating something very unique and special. 

 


 


Artist Lofts & Reserved Units
In a Podium Structure (Ewa / west side of the Alia Tower) there will be 6 units dubbed the ‘Artist Lofts’ with vaulted ceiling in the living space. They are strictly residential - not for commercial usage.

 

The Podium will also have 40 reserved units. These are units offered for sale to prospective buyers who earn less than 140% of the area median income and also fulfill several other requirements. Buyers will have access to amenities, with maintenance fees currently expected to be $1.25 / sq ft. We don't know timing the developer will release these units for sale.

 


Commercial Space
Ground level about 3,500 sq ft of commercial space. Anticipated to be smaller shops such as possibly casual eatery, coffee shop etc.
