Selecting the ten for this list was, at best, extremely difficult. Just look at the current condos for sale in Kakaako, Wailea, Waimea and other high-end districts of Hawaii. You’ll see numerous properties that demand consideration for inclusion.
This is my selection for the most luxurious condos in Hawaii right now, for what they offer in location, in their amenities and in the residences themselves.
These ten excel in all three of those factors, making them stand out in a market that has much to choose from when it comes to luxury living.

For me, the status of the Waiea starts at the very first glance, with the ‘cast fishing net’ facade of the entire east side of the building. Its singular design consists of over 1,200 glass panels of varying dimensions that do not repeat.
It doesn’t disappoint Inside, either, the standard tower residences (31st floor & below) all give you a roomy interior in every floor plan.
One bedrooms are 1,100 Sq Ft, the two bedrooms begin at 1,468 Sq Ft and the three bedrooms are a minimum of 1,991 Sq Ft inside.
The residences on the Penthouse residences (32nd floor & up) only grow larger from there, adding even wider & better views and, for some, private pools to enjoy them from any time.
Sometimes forgotten, because there’s only ten of them, are the Villas in the low-rise extension of the property. These two-story townhomes have all the high-end finishings of the tower units, but in a less active setting.
There’s only two levels (or 4 stories total) and you have either your own pool if you’re on the ground floor or a private sky deck if you have an upper level residence.
Across both the tower and the villas, lanais begin at a size of 69 Sq Ft, but quickly ramp up, culminating in the Grand Penthouse’s 3600 Sq Ft of exterior space. Â

This was the second project that fulfilled the dream so many have had to actually live at Ala Moana Center, complete with its own private elevator to take you directly down to the widest selection of shopping & dining in the Islands.
What we’ve been most amazed by, though, is that the homes here feel like an oasis of peace and quiet.
Although you’re in the midst of an often hectic surrounding environment, it rarely reaches you here.
That applies outside in the tended green spaces too. You have there a similarly removed atmosphere where you can truly relax.
Back at home, the interiors give you 846 Sq Ft on up to the 6,000 Sq Ft in the largest penthouse property. Everyone, though, is guaranteed a view of the ocean off of Ala Moana Park.
The lanais do vary in size, but you can count on at least 254 Sq Ft of space to gaze out at the Pacific, growing from there to as much as 1,188 Sq Ft that will accommodate a lot of your friends easily.Â
From your outside space you can fire up the built-in BBQ to grill up whatever you’ve ordered from the supermarket, delivered to your home by the Residential Services team.
The Services team can do a wide range of things for you, from complete concierge services to shopping & delivery or even setting up the umbrella and chairs for you on Ala Moana Beach. Now that’s service.

Ritz-Carlton is a name synonymous with opulence and that standard is maintained in this property.
It is partly a resort, but residents have full access to all amenities, which are easily at the higher end of both top leisure properties or condominiums.
There’s full concierge services, a state-of-the art fitness center designed by celebrity personal trainer Harley Pasternak, the two highest infinity pools in Waikiki (one family, one adults only), 24/7 in-home dining, valet parking and more.
The 7th floor, which holds the main recreation area, is also the site of fine dining, currently held by the Sushi Sho restaurant, so you don’t even need to leave the building to sample excellent cuisine.
Your kids are taken care of as well in the Ritz Kids program that provides recreation and enrichment activities tailored to them.
Part of the high-life here is also the smaller, but distinctly special, pleasures. One popular example is ‘High Tide’, the name given to the 2PM daily serving by the family pool of complimentary ice cream and sorbet in a range of ever-changing flavors.
Residences are the one of the bigger pleasures, though, stylishly designed with a combination of deco and modern elements.
Although located toward the Ala Wai side of the district on Kuhio Ave, you are assured of an ocean view, best savored from your accommodating lanai space, which can be from 90 to 543 Sq Ft.

One recurring theme of Victoria Place is how they separate spaces in ways to enhance your privacy and minimize distractions.
This plays out most prominently in the 5th floor recreation deck, split into two areas on either side of the tower, combining to span over an acre.
The ‘Sunrise’ (Diamond Head) side is more fitness-centric, with a lap pool, the fitness center and the spa facility, which has men’s and women’s sides that each have their own sauna, cold plunge, treatment rooms and more.
On the leisure-focused ‘Sunset’ (Ewa) side you can grill in the BBQ cabanas, relax on the large lawn space or lounge by the infinity pool and an adjacent hot tub here.
For special, private gatherings, there is a unique, available by reservation only, ground floor area with its own pool, garden and pool house.
The separation theme extends to the elevators, one pair dedicated to serving the six units on the mountain side of each floor and another exclusively for the four units on the ocean side.
All of this, it’s important to point out, sits on Ala Moana Boulevard where you’re blessed with forever views toward the Pacific.
Although you don’t have a lanai, you do have Juliet balcony windows that are 12 feet wide each, giving you an amazing outlook.
Even better, the outward extended footprint of the property on both the Diamond Head and Ewa sides from the tower preserves a view corridor so even back side units have views of the ocean.
With very nice dimensions across the board from one bedrooms (749 to 946 Sq Ft) to the two (1,084 to 1,287 Sq Ft) and three bedrooms (1,758 or 1,846 Sq Ft) as well, it’s no wonder that some believe this is the near the current top of the Kakaako heap.

The Montage Residences are another property that excels in its location, the amenities & services you get and the individual condos themselves.
The residences are the biggest of the condo floor plans in all of Kapalua, starting at 1,750 Sq Ft and topping out at a sizeable 4,055 Sq Ft.
Outside you have two or three lanais that have space to entertain or just relax, altogether adding an ample 628 to 1,150 Sq Ft to spread out on.
The Residences’ seven buildings are arranged together in a wave shape facing the ocean, which is around 35 yards away.
Since the structures are side-by-side you are far more likely to have a view of the Pacific than not.
Centered in the main ‘trough’ of the wave is this property’s centerpiece, which must be seen to be fully appreciated. The main attraction is the extensive multi-level pool, which I’d call more of an aquatic complex.
It includes a pair of islands in it with lounge chairs and shade trees, plus an ocean view, to escape the day in style.
Need some additional relaxation assistance? The 25K Sq Ft Spa Montage & Fitness Center can provide a whole range of massage modalities & styles, along with body & facial treatments and wellness programs.

Living in Kapalua is something many dream of, spending your days embraced by unforgettable scenery on the Maui coastline. To do so as a resident of the property that is the height of what this place has to offer is something on another level completely.

If the fact that Wailea Point is bookended by the Four Seasons and Fairmont Kea Lani Resorts isn’t enough to prove how exclusive its location is, then consider that it is also bordered by two stunning beaches, Polo and Wailea.
Some condos here will place you as little as 20 yards from the ocean and the upward slope of the land means you can still have an ocean view from the inland residences.
What caught my attention especially about the units is their very large interior spaces.
Two bedrooms measure from 1,553 Sq Ft to an extremely roomy 3,172 Sq Ft, with three bedrooms beginning at 1,359 Sq Ft and going up to as much as 3,666 Sq Ft.
NOTE: There are a few four and six bedroom units now, created by owners buying & combining two neighboring condos.
While you have two lanais, the one facing the ocean takes up the lion’s share of the 332 to 799 Sq Ft of your outside space, which is exactly where you want it.
You’ll have only one to, at most, three neighbors in your building, keeping outside noise down.
If you’re a boater, you should know that twelve boat garages are here so you have a secure place for it, without taking up room at home.

Wailea Beach Villas is one more property whose status is at least partly vouched for by the cachet of its immediate neighbors.
While it doesn’t have the name recognition of those two entities, the Marriott Wailea Beach Resort & the Grand Wailea (a Waldorf-Astoria resort), the Beach Villas stand out due to making many ‘Best Of’ lists, including Conde Nast’s ‘Top 25 Resorts in Hawaii’.
The accolades extend to neighboring Wailea Beach, a past title-holder for Dr. Beach’s ‘Best Beach in America’, so you live next to some of the best coastline around.
At the top, or inland, side of the community is the five-story Penthouse building, a large rectangular structure that holds 60 units in it.
As you move down towards the coastline, there are seven two or three story, square villa buildings that altogether hold 38 more residences.
That downward movement to the coast is a literal one, the descending terrain allowing most condos to enjoy a view of the ocean.
For me, the best units are on the villas’ ground floors. While you may lose some of the view, these compensate with your own private plunge pool and an outdoor garden shower off the master bath.
Similarly, although the Penthouse building is the farthest away from the shoreline, you have the most expansive views in the whole community.
With an oceanfront property, a world-class beach and fine living spaces in place, you should expect the amenities to be up to the same standard. They are.
Swim in the oceanfront infinity pool. Use the concierge and valet services to take care of all kinds of things you don’t want or need to worry about. Enjoy a night out in the entertainment lounges.
Or take the very few minutes required to be on one of the best stretches of coastline in Hawaii – and maybe even the entire country.

If space is a top priority, Hoolei is a good place to start your home search.
The three bedroom townhomes have some of the most spacious condo floor plans in Hawaii, going from 2,426 sq. ft. to 3,076 Sq Ft.
The single-family home feel goes beyond the two floors of the residences with an attached garage that is part of the deal.
However, the feature that says ‘luxury’ in no uncertain terms is the private elevator inside your home, dedicated to serving you and yours alone.
Down at the main recreation area is the community’s resort-style pool with its sandy entrance to give you a beach-like experience. Its long, snake-like shape creates separate areas within its span, so you can move to a quieter place to swim if another is more active than you’d like.
There’s also a 19-foot waterfall feature that takes the setting to another level for both swimmers and poolside loungers.
On top of being gated, the entire property is lined on three sides by fairways of the Old Wailea Blue Course, providing a beautifully laid out green backdrop as well as a cushion that ensures unwanted noise and traffic do not intrude into your neighborhood.
The community spans thirty acres with just twenty buildings in it, providing a lot of space – and beautiful grounds – between and around you, so you will never feel crowded here.Â

The Hapuna Beach Residences are part of the Mauna Kea Resort property, which already promises a high-end experience in beautiful Island surroundings.
If you got to choose where you’d live in this exclusive community, you’d almost certainly pick the Hapuna Beach Residences for the location alone.
Sitting in the southwestern corner of the Resort, you are only around 35 yards from the ocean, but what puts it over the top for me is that these condos are the only residences here that front onto a beach – and it’s one of the best.
It’s hard to overstate the pleasures of living next to Hapuna Beach, the Big Island’s largest white sand beach and also a winner of Dr. Beach’s ‘Best Beach in America’ title. Nobody else lives this close to it.
It’s true that this structure was once a hotel, but was converted to condos after a top-to-bottom remodeling in 2020.
That process created residences that no longer resemble the old hotel rooms, starting with the interiors that now measure 669 to 3,543 Sq Ft and lanais that start at 98 Sq Ft, extending up to an incredible 2,484 Sq Ft.
While the larger lanais are on the ground floor, due to those units all having their own private plunge pool there, every lanai faces out to the ocean.
If you can’t be out on the lanai for some reason, slide open the floor-to-ceiling windows that make up your outside wall and let the sights & sounds of the ocean in to soothe you.
As an owner you have use of some resort services through the neighboring Westin Hapuna, such as valet parking, bellman assistance and even room service, all on a 24/7 basis.

This choice is a little different, being a community of both two-story townhomes and single-level condo residences, but only small numbers of each in this exclusive enclave.
Regardless of the layout you have room to enjoy, inside and out. The townhomes’ interiors run from 1,689 to 3,105 Sq Ft and add a massive 733 to 1,673 Sq Ft on the two to four lanais included on your exterior.
The single-level condos provide 1,566 to 2,378 Sq Ft in their interiors and three lanais that total up to 329 or 352 Sq Ft.
The majority of both have ocean views, some completely unobstructed.
Amenities are top level as well, all part of the Hokuala Club membership you maintain yearly as an owner.
While it starts with the more expected, but extremely high quality, recreation choices such as the two pools, hot tub and a fitness center with a full staff, you have much more here.
One very special item is the thirty-six acre lagoon that’s right in the middle of the property, which is more than just a scenic backdrop.
You can take your paddleboard or kayak out on it for a little recreation or put in your pole and try your luck fishing here.
A water taxi service runs on it as well to take you across to other parts of the resort for dining, special events and other outings.
On the other hand, the Concierge & In-Residence Services can bring it all to you, or close to it. They’ll arrange in-home chefs or spa services, daily housekeeping, deliver your groceries and a lot more.
They’ll even cater to you and your family through the Kids Club & Adventure Center. The staff there is dedicated to planning, arranging and even putting on events, outings and activities for the kids, the whole family or just the adults. It’s your call.
