Intro to The Residences at Mandarin Oriental
The Residences at Mandarin Oriental is the newest proposed condo project anticipated to grace the Honolulu skyline. The Residences at Mandarin Oriental will be an ultra-luxury, Five Star mixed-use, residential, and hospitality tower, featuring only 99 exclusive residential units and 125 hotel units.
This will be the 5th tower (currently) in the U.S to bear the world famous “Mandarin Oriental” name, and will lay host to the finest luxuries that accompany the Mandarin brand. Eclipsing the tower will be a signature rooftop restaurant and will offer stunning views of Diamond Head, Ala Moana Beach and Downtown Honolulu. Located at the crossroads of Kapiolani Boulevard and Atkinson Drive, the 418 foot tower will be 37 floors and is expected to be completed in 2023/2024.
The proposed design is expected to emulate the local Hawaiian culture while still paying tribute to the Mandarin Oriental Hotel Group’s deluxe offerings. With prices ranging from $3,500,000 to over $20,000,000, this will be the most exclusive condo offering in Hawaii to date. Owners of the residential units will enjoy access to all the hotel amenities along with exclusive access and preferred benefits reserved solely to them.
The Residences at Mandarin Oriental have assembled a masterclass team to bring this creation to life.
Leading the development team is the ownership entity of the project - Salem Partners (dba Mana’olana Partners LLC ), a leading Los Angeles-based investment bank and wealth management firm who joined the Mandarin Oriental Hotel Group in 2017. Mana’olana Partners have selected [au]workshop and, Hawaii based, Architects Hawaii Ltd (AHL) to be the design architects of the project. [au]workshop describes the overall design concept as “a modern, vertical interpretation of an indoor-outdoor sense of place and connection to the landscape, embodied in the concept of lanai.” AHL has an extensive resume of successful Honolulu projects including Ae’o Tower, Symphony Honolulu, Pacifica Honolulu, and The Watermark to name a few.
The interiors will be designed by an eclectic group of world renowned, international designers. Dianna Wong Architecture + Interior Design will transform the interiors into a sophisticated space that seeks to create an “undefinable experience that awakens the senses and evokes memories and transforms lives.” The restaurant and lounge designs will be led by Meyer Davis - a globally recognized New York City–based design boutique specializing in residential, hospitality, retail and workplace environments. The firm has become sought after by the world’s leading restaurateurs and chefs including Michael White, Daniel Boulud, Tom Colicchio and Jean-Georges Vongerichten. Leading the landscape architect on the project is Hart Howerton. Headquartered in New York and San Francisco, Hart Howerton is no stranger to high-end landscape designs, with work that spans across six continents and 51 countries, the firm is known for making lasting contributions to some of the world’s finest settings, with innovative and sustainable designs that increase in value over time.
The award winning design consultant, Fluidity, will collaborate with the project’s architects and be responsible for the property’s main water features, and will showcase a unique insight and expression that aims to “reflect and enhance an authentic sense of place, and establish an unmistakable aura of quality.” The general contractor on the project is the highly respected Hawaii Dredging. Hawaii Dredging has a history of quality and success among their impressive portfolio are luxury projects: Koolani, The Collection, Keauhou Place, Moana Pacific and much, much more!

Within walking distance of the tower are some of Honolulu’s most popular attractions. If desired, residents will be able to take a short stroll across the street to the Hawaiian Convention Center, to see where “business meets Aloha.” Maybe they want to attend the Honolulu Symphony or a Broadway show, The Blaisdell Center has been hosting some of the island’s most popular events and talents since 1964.
