The Residences at Mandarin Oriental, Honolulu is a planned project of just 99 exclusive private luxury residences - offered for sale - which will span the 20th to 38th floor of a high-rise tower.  Arguably the most luxurious and exclusive condo project ever offered in Honolulu.

 

The plans also include a Mandarin Oriental Hotel with 125 hotel rooms, occupying the 9th to 19th floor.

Residences
Most of the floors will have 6 residences - 3 x 3 bedrooms and 3 x 2 bedrooms - with the 3 bedrooms in the corners. The residence sizes will range from 1,450+ s.f. to 2,400+ s.f. and lanais (balconies) will range between 160+ s.f. ft to 230+ s.f.

 

The 20th floor, home to the hotel lobby, will have 2 unique duplex style residences - 1 x 3 Bedroom and 1 x 4 Bedroom. Spanning the 37th to 38th floor there will be 2 Penthouse Residences, also in duplex style, both with 4 bedrooms and interior space about 4,000 s.f and 5,000 s.f., respectively. The 38th floor will have an almost 6,000 s.f. Penthouse Residence, occupying almost 6,000 s.f. 

 


 


Location: Corner of Atkinson Dr and Kapiolani Blvd - see on Google Maps - which is directly across from Hawaii's Convention Center, near Ala Moana Shopping Center and about a 5min drive to central Waikiki.

 

Entrance: From Atkinson Drive, with the Residences and Hotel having separate entrance and valet. The Residences lobby will be on the ground level and there will be 4 elevators plus 1 service elevator, exclusively for the Residences (hotel will have their own elevators). Parking is valet only and owners can leave 1 car, no charge.

 

Maintenance Fees: Estimated at $1.39 / s.f.

 

Kitchen: By Dada, an exclusive kitchen line within the Molteni&C Group from Italy. Appliances will predominantly be from Gaggenau with Sub-Zero Refrigerator & Freezer.

 

Rental Rules: The Residences will not allow short-term vacation renting, but a minimum 30 day rental terms per tenant. Honolulu only has 2 luxury condos, which allow for daily short-term renting, like a hotel: Trump Tower Waikiki and Ritz-Carlton Waikiki. Amenities
The Residences will have exclusive access to the 9th floor amenities, which include a pool, hot tub, two barbecue stations, two party lounges, golf simulator, karaoke, theater room and peloton bikes. Each Residence will receive one wine locker, which holds about 6 bottles.

 


 


The Residences will also have full access to all hotel amenities, which will be located on the 6th, 7th and 8th floor:

 

8th Floor: 60 ft pool, hot tub, private cabanas, casual restaurant & bar, gym, locker rooms, dry sauna, steam sauna and shower.

 

7th Floor: 20,000 sq ft Spa with eight treatment rooms, locker rooms, sauna, steam room and shower.

 

6th Floor: Event space, which includes a wedding chapel, ball room and bridal salon.

 


Restaurants
4 restaurants are planned:
2nd Floor: Fine dining with Michelin-level chef.
8th Floor: Casual restaurant.
19th Floor: Exclusive 12 seating Japanese restaurant, possibly sushi. Michelin-level chef. 
20th Floor: Casual restaurant - lobby level.

 


Services
The Residences will have their own Concierge, separate from the hotel Concierge, to ensure the highest level of service.

 

Residence Owners will be awarded Mandarin's "Elite Status", which includes various perks, across the Mandarin group-wide recognization program. 

 


Furniture
The Residences are sold unfurnished, however, a Molteni&C furniture package can be purchased.
