Pineapple Hill is an established, exclusive gated community within Kapalua Resort that has a unique blend of luxury living and stunning scenery. First developed in 1989, this sought-after neighborhood provides residents with privacy, exceptional amenities, and direct access to the Kapalua lifestyle.
The land Pineapple Hill occupies was part of an 1855 Royal Grant given to missionary Dr. Dwight Baldwin for his service to the Hawaiian people. Initially used for ranching and various crops, his son later focused cultivation on pineapple as the industry boomed. This agricultural use persevered into the late 20th century when the owners began planning the Kapalua Resort.
Property Characteristics - Lot sizes now range from 8,700 to 26,800 Sq Ft. Some owners bought two adjacent lots to build larger homes on them.
- Interior living spaces are from 2,200 to 8,200 Sq Ft with layouts of 2 to 8 bedrooms and 2.5 to 8.5 bathrooms. Most are single-level, two-story residences only permitted on the top row so views are not blocked.
- Original buyers could choose from six distinct floor plans. Over time, some owners combined neighboring lots to build custom homes across the now combined properties.
Location - The community's entire western edge borders the fairways of the Kapalua Bay Course's 4th, 5th, and 6th holes. Open green spaces flank the community to the north and south.
