About Kailua
Kailua is a charming beach town on Oahu’s Windward side. While it’s no longer the small coastal town it once was, it has retained that small town feel with its close-knit community, bustling town center and plethora of small, locally-owned and family-run businesses. Big name stores like Whole Foods, Safeway, Starbucks and Macy’s are sprinkled throughout Kailua’s shopping centers as well, ensuring residents can find almost anything they need right here. There are a number of neighborhood parks, a community rec center, YMCA, public and private schools, churches, youth sports leagues, and other organizations that allow residents of all ages to get connected.
The Windward side gets rainfall throughout the year, keeping the landscape green and lush, and Kailua enjoys cooling trade winds blowing off of the ocean, which keeps temperatures comfortable year-round. In addition, Kailua enjoys incredibly beautiful natural surroundings. It’s home to world-famous Kailua and Lanikai Beaches, with their soft white sand and turquoise blue waters. Residents take great pride in the fact that these beautiful beaches are right in their backyard and they take full advantage of them. Outrigger canoe clubs, surfers and paddleboarders, swimmers, windsurfers and kiteboarders hit Kailua’s beaches every day, in addition to those simply enjoying the natural beauty while sunbathing and strolling along the water’s edge. Kailua also enjoys panoramic views of Mount Olomana and the Koolau Mountain Range rising behind it.
Kailua Condos & Townhomes
The vast majority of Kailua’s condos and townhouses are located right in Kailua Town, in easy walking distance to grocery stores, coffee shops, restaurants, shopping, schools and Kailua District Park. There are a number of condo and townhouse complexes, offering buyers variety in the size and style of their potential unit, as well as in the age, amenities and layout. Behind Safeway on Aoloa Street is where you find the highest concentration of condos and townhomes. WIndward Passage is one of Kailua’s only high rise condominiums, with 18 stories and just over 200 units in 1 BR/1 BA to 3 BR/2 BA layouts. This building offers excellent amenities including a heated pool, tennis courts, recreation area, exercise room, meeting room, and fenced in dog park. Units are bright, feature open floor plans and nice views from the higher floors, Also on Aoloa Street, Gardenia Manor, Koolau Vista and Hokulani in Kailua are low-rise townhouse complexes with offering 1-3 BR units of varying sizes and configurations. Gardenia Manor, built in 1974 offers a nice selection of amenities including a pool, clubhouse, bbq area and children’s play area. Hokulani is the newest complex, built in 1990, and while the units are nice, they are on the small side. Most are 2 BR/2 BA in the 800 sq ft range.
Off of Aoloa Street is Aoloa Place, where you find more upscale townhouse developments. Both Windward Cove and Windward Harbour are 4-story developments built in 1980 with resort-like amenities such as a pool, sauna, tennis courts, fitness room, plus waterfalls and koi ponds throughout. Windward Cove offers 3 BR/2 BA units while Windward Harbour is comprised of 1 BR/1 BA and 3 BR/2 BA units, all of varying sizes. Poinciana Manor is also 4 stories and 3 BR/2 BA units in a variety of sizes and configurations, the largest of which are over 1,400 sq ft. These are all quiet, well-maintained complexes with beautiful tropical landscaping and ample parking for residents and guests. Tucked away from the main roads, they’re small oases, yet still very close to the action in Kailua Town.
Kailua’s newest condo community is just finishing development. Right across from Kailua District Park, Ka Malanai features nicely-sized 2 and 3 BR units in the 1,200 - 1,500 sq ft range with state-of-the-art appliances, central air conditioning, a sleek and open design and 2 parking stalls for residents.
Location is one of the biggest appeals of a Kailua condo or townhouse located in this highly-desired beachside community, and located so close to Kailua’s town center and to the beaches.
