Intro to Sky Ala Moana
Sky Ala Moana is a spectacular new condo project coming to a great central location in Ala Moana - right across the street from Ala Moana Shopping Center. The Ala Moana neighborhood is also the home to two of Honolulu's most luxurious condos: Park Lane and One Ala Moana.

 

Sky Ala Moana is a unique project consisting of two towers: a Residential Tower and a Hotel Tower - the first of its kind in Honolulu.

 

This is a review of the Residential Tower where units will be offered for sale very soon.

 

Sales: Market priced units official sales expected to commence spring 2019. Sales of affordable units (Flats) will start at a later stage (no date determined).
Pricing: 1BR starts at $568,500 and 2BR starts at $785,300. Each unit pricing not announced yet. All market priced units come with a balcony and a storage locker.
Maintenance Fees: Expected to be about $0.95 / sf and will likely include water, sewer, internet and cable.

The Two Buildings 
(Sky East & Sky West)

 

 


Sky Ala Moana consist of 2 towers: 
'Sky West' - Residential Tower with market priced units only, located on the 8F to 43F.
'Sky East' - Hotel on the 15F to 43F with a hotel operator (hotel operator not decided yet, but will be at least 4 star level) and Flats (affordable / restricted income units) on the 9F to 14F. 

 

'Sky Terrace' (the amenity deck in the residential tower) will be located on the 8F.

 

Parking: The residential parking garage will be located on the 4F to 7F (access via gate, requiring a fob) and there will be 30 guest parking stalls (located on 2nd or 3rd floor) and also 428 bike stalls. The 2F & 3F will have parking for the ground floor commercial spaces and hotel. The parking area will also hold 10 ride sharking parking stalls.

 

Commercial: Located on the ground level - about 17,500 sf.

 

 


Standard Floor Plate 
(Sky West)

 


The Residence Tower will have a total of 390 units, all 1BR or 2BR configurations:
1 Br / 1 Ba: 176 units. Interior Size: 519 sf to 567 sf. Balcony Size:  73 sf to 100 sf. All 1 Br units come with 1 parking stall.
2 Br / 2 Ba: 214 units. Interior Size: 801 sf to 901 sf. Balcony Size: 82 sf to 99 sf. All 2 Br come with 2 parking stalls (no tandem stalls).

 

The Residence Tower will have 11 units on each floor - 6 x 2 BR with balcony and 5 x 1 BR with balcony. On the 8F - the Sky Terrace level (amenity floor) there are 5 unique units - 4 x 2BR and 1 x 1BR - each with a large patio ranging from 121 to 520sf. These 5 units will have a gate with direct access to all the amenities located on the same floor.

 

The Balconies: 73 to 100 sf in size with 5' 8" to 6' 1" in depth, making them very usable.

 

Ceiling Height: 8' 4.5" for standard units. 8F (Sky Terrace level) and the 43F penthouse will have 11' ceiling heights.

 

 


Sky Terrace
(amenity deck)

 

The amenity deck will be just short of 1.25 acres (likely around ~50,000 sf total) and will have a section exclusive to the Residential Tower, which includes 3 unique rooms: 
1) The White Room - a room with a large white table and full kitchen,
2) The Social Room - a large room holding 40 to 50 people with full kitchen,
3) The Gathering Room - a room with an attached outside patio, which has a barbeque station, sink and fridge (think of it has a room suitable for popular sports events etc). 
This area exclusive to the Residential Tower will also include a dog run, kids playground, Meditation Garden and open green spaces. 

 

The other section of the amenity deck - the hotel's amenities - allows occupants in the Residential Tower access, and the hotel side will be responsible for paying 60% of the costs to maintain this section of the amenity deck. It includes two pools: One is a 68 ft lap pool and the other is a heated salt water pool (set to 82 degrees) and is fairly comparable in size and shape to the pool at Waihonua. It also includes a 2,600 sf gym with outdoor space, a yoga room, his & her spas, his & her steam rooms, his & her saunas,  several barbaque cabanas, a great lawn (30 x 90 ft) & more.

 


The Materials

 

The beautiful white kitchen countertop is a Silestone Quartz (high quality Quartz material from Spain), kitchen appliances are Bosch and cabinet are smooth soft closing. The backsplash in the kitchen is unique penny round style, which can be upgraded / changes to larger tiles at no additional costs. Standard units come with tile by entry and in the kitchen with carpet throughout living and bedrooms. There will most likely be an option to upgrade flooring to wood flooring.

The Hotel & Flats 
(Sky East)

 

The Hotel
Total Units: 300 total. Possbily 225 studios, 50 x 1BR and 25 x 2BR, although this is preliminary and not 100% finalized yet. All hotel rooms will have a full sized kitchen, but will not have balconies.

 

The Flats (Affordable Housing Units)
Total Units: 84. 60 Studios, 6 x 1 Br and 18 x 2 Br. The units will not have balconies.
Subject to income restrictions and Buyer can earn max 100% or 120% of the Honolulu Area Median Income. These units are subject to City & County regulations only, which means a Buyer can have a co-signer supporting with down payment (verify details). 
Note: These affordable units are not expected to be offered for sale for quite a while and we are therefore not able to assist at this stage.
