The Park Ward Village is a highly anticipated luxury condo project, which will be located on the largest lot within Ward Village
; a location currently occupied by the Ohana Hale Marketplace (333 Ward Ave
The project will be located on the west side of the Mauka section of Victoria Ward Park
(opposite side of the park from Koula
) and east facing units will benefit from inviting park views with stunning ocean views from several residences. The design theme is a mid-century modern concept with elegant and somewhat formal touches.
The developer will initially offer 273 unrestricted units out of the total 545 units. 'Unrestricted' means the units are open for anyone to purchase - investors, 2nd home owners, primary residence owners. At a later date (yet to be determined) the developer will release 272 units, only available to purchase to primary residence owners for a 30 day period - a requirement by law, as outlined in the the Hawaii Revised Statues 514B-98
. After such 30 day window, any unsold inventory will then become unrestricted - available for anyone to purchase.
From $600's for several of the studios (~390sf) to just under $3,000,000 for the prime PH level 3BR residence (~1,500 sf). This is a 100% market priced project; there are no units allocated for reserved or affordable housing.

The address for The Park Ward Village will be 333 Ward Ave with entrance to the lobby and parking garage from Auahi St
. The developer is planning to transform Auahi St in to a one lane street in either direction (currently 2 lanes run in either direction) and widen the sidewalks and add landscaping. The idea is to create a very inviting Auahi street running all the way from South Shore market
through to The Park Ward Village.
South Facing Residences
(00, 01, 03): Stunning ocean views. Due to easements in place, the developer must built a future condo - currently referred to as Block E - in the corner near Ward Ave (the Diamond Head corner of Ward Ave / Ala Moana Blvd - old Ward Warehouse corner). As a resuilt, these residences are expected to retain nice ocean views long-term.
East Facing Residences
(00, 02, 04, 06, 08): A mix of beautiful ocean and park views.
West Facing Residences
(03, 05, 07, 09, 11, 13, 15): City views with some ocean views on an angle near windows.
Victoria Ward Park
There are 2 sections to Victoria Ward Park, seperated by Auahi St:
(mountain section): The larger part of the park, which The Park Ward Village will be built right next to (on west side of the park). The park currently has just a few sparse palm trees. However, the developer has plants to plant a total of 140 palm trees and 17 mokey pod trees, giving this section of the park a vibrant and energetic feel. With leveled grass it is highly usable and can be used for public events of various sorts.
(ocean section): Will be located immidiately west of Victoria Place
. The developer plans to create more curvature to this part and focus more on aethestics than usability. Construction is expected to commence 2023.
The 8th floor amenity deck's total size (indoor and outdoor section combined) will be about 40% larger than Anaha's amenity deck, which is very large.
