Park Lane Ala Moana is an ultra-luxury mid-rise condominium built in 2017 by Kobayashi Group and MacNaughton, the same developers behind Hokua, One Ala Moana, and Alia. Located directly above Ala Moana Center on a rare 7.3-acre parcel, it is the largest condominium development site in Honolulu.
The project reflects architectural influences from Vladimir Ossipoff and offers over 100 layouts averaging ~2,000 sq ft, with larger residences spanning ~2,700–4,100 sq ft. Three grand penthouses on the 8th floor (Buildings 3, 5, 6) range from ~5,000–6,500 sq ft. A 1,000-ft “Park Lane” walkway connects all seven structures.
Residential floors run from Levels 3–8; although the overall height measures ~100 ft from ground level, the residential portion consists of six floors.
Indoor–outdoor living is a defining feature: sliding glass walls open to lanais built flush with interior flooring for a seamless transition. Most units include a built-in lanai BBQ station (except Building 1).
Each building contains a small number of residences, creating a quieter and more residential atmosphere than typical Honolulu towers. Despite Park Lane’s position along Ala Moana Blvd and Piikoi St, the window systems provide exceptional sound insulation once closed.
Vehicle entry is via a ramp from Piikoi St to the 5th-floor lobby or through the 3rd-floor gated parking garage. The property includes 17 residential elevators plus 3 additional elevators for street and mall access.

These units face toward other Park Lane residences and typically enjoy angled ocean views. Privacy varies by stack due to lanais facing each other across interior courtyards.
3. Park, Island & Sky Residences
Located in the rear portions of Buildings 2–8, these units offer the quietest lanais and the most enjoyable balcony experience. Select 3rd-floor layouts include private yards and pools, and some 3rd–4th floor units include private garages.
