Country Club Knoll began life as part of the Enchanted Lakes project in the 1970's, its name coming from the fact that it lies against the beauty of the Mid Pacific Country Club Golf Course. More importantly, it's just up the hill from Kailua Beach Park, making one of the best beaches on Earth just a stroll away.
You might say there are 2 Country Club Knolls, one higher up the hill, giving those homes better views of the golf course and even the ocean in some cases, but also making the beach walk a longer haul. The lower section reverses that equation, the views not less expansive, yet the trip to the sands is a breeze to do on foot.
With no through streets and one entrance/exit, Country Club Knoll has little traffic coming through except residents and guests. That also keeps things quieter and more private, prized qualities, as neighboring Lanikai can attest. This is a place children can ride their bikes safely and you'll get to know your neighbors.
The Homes Many homes still date to the first build up, many of the streets looking as they did in decades past, with the Mid-Century ranch houses reminding one of a Kailua that's slipping away elsewhere.
It is true, though, that recent decades have seen a lot of remodeling and even rebuilding of residences, creating larger homes in certain cases than the streets once held. The standard remains the ranch house layout, retaining the low profile for which Kailua is justly celebrated. This is an upscale neighborhood, commanding a slightly higher price point than Enchanted Lakes, but not as high as Lanikai.
In fact, interested buyers of the rare property that does reach the market will today pay from $1M to $1.8M, depending on the dimensions, view and other factors. One of the constants, however, is the large lot sizes, running 8,000 to 10,000 sq ft, so you're guaranteed the kind of space that ensures privacy and the room to play or to grow your floorplan.
The proximity to the beach, serene atmosphere and large lots have made these properties high in demand and slow to become available. You'll find that average days-on-the-market for Country Club Knoll real estate is shockingly low. In fact, in recent years that number has been in the single to very low double digits.
