Aalii: A New Condo Project in Honolulu’s Ward Village (Kakaako)

Aalii  is a new condo project coming  to Kakaako’s popular Ward Village, which has been named best-planned community in the US by Architectural Digest.

We speculate sales will commence late July or August 2017, though we do not have any clear indication from the developer at this stage.

Aalii Concept
It is all about “Smarter Living” – less interior square footage, creative furniture and a focus on living your life outside your condo walls (enjoying amenities, nearby shops, restaurants, beaches, yoga classes, events etc). Check out this video on YouTube talking about the Smarter Living concept.

Aalii in Brief
Estimated Price Range: $400,000 – $1,000,000 (our estimate of market priced units. Developer has not released pricing details yet).
Units: 751 units total
Ceiling Height: 8ft 6inches.
Appliances: Boesch, which includes washer, dryer, microwave hood and dishwasher (in all units).
2 Structures: 1 x 42 story tower with 18 units per floor (studio – 2BR and the 2BR are the 4 corner units) and 1 x podium structure with units on 2nd – 7th floor (several studios and 1 x 1BR per floor).
Size: Studio = 277 – 373sf,  1BR = 430 – 624sf,  2BR = 696 – 835sf (4 corner units).
Lanai: All units will have a usable balcony (big enough to put a small table).
Parking: Total 767 stalls (most units will probably come with 1 stall) located on 1st to 7th floor.
Elevators: 6 total in tower – 3 elevators located in opposing ends of tower to serve 9 units each.
601 units will be market priced and 150 units will be reserved housing** (scroll to bottom of this post to learn more).
Sales: Expected to commence late June / July 2017 (our guess).
Expected completion: Year 2020 / 2021.
92,072 sqf lot with 15,000 sqf of retail space on ground level.
Designer: Solomon Cordwell Buenz (SF based and designer of luxury Anaha) together with Ferraro Choi & Associates (HNL based).

Aalii Location
206 feet west of Ae’o, as show on below map. Address: 987 Queen St, Honolulu, HI 96814. Primary access via private drive between Queen and Auahi St and a secondary access via Halekauwila St extension off Kamakee St.  There are plans to develop a 3 acre park in front of Aalii.

Aalii Amenities
~30,000 sf 8th floor amenity deck with Pool (8,000 sf), BBQ pavilions, 5 private rooms (about 800sf interior and 700sf outdoor space with kitchen), kids play area, kids pool, lounge chairs and entertainment area.
~9,000 sf of 42nd floor penthouse level amenity deck (called “Lanai 42”) with fitness center, yoga room, meeting rooms, pool table, outdoor sky terrace and recreation space.
1st floor bike storage and storage rooms throughout parking structure.
1st floor dog park.

What Does Aalii Mean
Aalii is the name of a small bushy tree native to Hawaii (also found in Africa and Australia) with sticky leaves and dark wood.

** Reserved housing units are only for residents in the State of Hawaii only who fall within certain income parameters, do not own other real estate and some other parameters. The local government takes a certain % ownership (probably around 20%) and if an owner wants to sell within a certain number of years there will probably be certain buy-back clauses. Theses rules are frequently updated and full details will be uploaded here once all rules surrounded Aalii sales are clear.
