Timbers Kauai is a high-end oceanfront community located inside the 450 acre Hokuala resort in Lihue. Prospective buyers are given the option of whole or 1/6 fractional ownership, though only one or the other is offered at times in each of the communities.
Timbers Kauai contains four enclaves within it that do have some common features, such as:
- Built-in BBQs
- Central air conditioning
- Stacking glass doors between the living area and the main lanai in all except Laola Nani residences, which have disappearing glass walls.
However, they each also have distinct differences from each other, requiring individual profiles.
Kaiholo Residences This complex sits directly oceanfront on the south side, its north side standing against the edge of Hokuala's central lagoon.
Kaiholo is made up of fourteen two-story townhomes in a three-story building, the residences starting on the second floor. There are eleven of the three bedroom layouts and three of the four bedrooms. Their interiors measure from 1,689 to 3,105 Sq Ft. On the exterior are three or four lanais that add a further 733 to 810 Sq Ft. In both layouts every bedroom has an en-suite bathroom, the two master bedrooms located upstairs with a lanai off of each of those.
Each unit has one assigned space in the community’s parking garage as well as a secured storage space. The building has an elevator to take residents to and from the second floor.
Many of the condos have partial to completely unobstructed ocean views.
Maliula Residences Maliula sits behind Kaiholo on its northern side, fronting onto the lagoon.
The four stories of this building contain a total of twenty-eight single-level condos. They divide up into twenty-three three bedrooms and five of the two bedroom floor plans. The interiors range from 1,566 to 2,378 Sq Ft with three lanais that add either 329 or 352 Sq Ft outside. Every bedroom has its own en-suite bathroom and the two master bedrooms in both layouts have walk-in closets.
Each unit has at least one assigned space in the community’s underground garage. You also have your own secured storage space. There is an elevator for those living on the upper floors.
A number of these residences have partial ocean views from them.
Laola Laola sits further back from the ocean than the previous Kaiholo or Maliula, located on the west side of the 15th hole of the Ocean Course. However, these residences are side-by-side, all fronting onto the golf course, so your outlook is uninterrupted across that to the Pacific.
Here you have three of the three bedroom layouts and two of the four bedrooms. These two-story townhomes have interiors measuring from 2,464 to 2,982 Sq Ft. Two lanais, one on each level, add another 1,174 to 1,673 Sq Ft on the exterior.
You also have upscale features like:
- your own plunge pool that faces the ocean
- a private outdoor shower and
- a private, enclosed garden space.
Each unit has a detached carport that fits one car, but also has space for storage.
These condos have wide angle, partial ocean views across the fairway in front of them.
Laola Nani These are the newest additions, the first homes opening in 2022. The townhomes line the north side of the Ocean Course’s 15th Fairway with the Pacific on the other side of it.
When completed there will be thirty-six of these three and four bedroom townhomes, six each in six two-story buildings. Their interiors measure from 2,418 to 2,920 with two lanais, one on each floor, that provide an additional 855 to 1,021 Sq Ft on the outside. Once inside the main entrance foyer there is a small set of stairs down to the lower level and a stairway going up to the second floor. The upstairs level holds either two or three bedrooms as well as the laundry room, with one bedroom always being on the first floor. Every bedroom has its own en-suite bathroom. On the main lanai you have your own two-tiered private plunge pool that faces out to the golf course and the ocean. Some of the four bedrooms have an outdoor rain shower off of the downstairs guest master bathroom.
The westernmost building (#2) has detached one-car garages for each home, with space to park another car in front of it.
The remaining buildings (#3 - #7) have motor court style shared drives with a designated one-car garage for each of their residences.
These all have excellent partial ocean views over the golf course to the ocean.
Amenities & Things To Do Owners must maintain at least a
Resident Membership level in the Hokuala Club, which has a yearly fee that may be included in the annual dues & assessment.

There’s much more, but we should point out that you can get some beach time easily as well at
Running Waters Beach (AKA Ninini Beach). It sits on the coastal side of the Ocean Course’s 15th fairway, about 1/3 mile if you walk along the shoreline from Timbers. The surf can be strong here, so swimming is not always recommended, but the sand is very soft and there are tidepools nearby if it isn’t a day for getting in.
