Sales, Pricing & Completion
Sales: Expected to commence December 2018 or early 2019.
Prices: To be determined. However, based on the high level of luxury we anticipate most units may be priced in the $1,400 to $1,800 / sf range - average likely about $1,600 / sf. Price range prob
Completion: Possibly 2022 or 2023. If construction begins early 2020, which will be subject to sales, completion could be late 2022.

 

Koula in Brief
Number of Units: 571 (located in a high-rise tower, probably about 475 units, and a lower podium structure, probably about 96 units)
Stories: 41.
Unit Configurations: Studio, 1BR, 2BR & 3BR. 1 x 3BR per floor (in the preferred southeast corner with 2 balconies), 2 x Studio and the rest a mix of 1BR and 2BR. Total 14 units per floor.
Unit Sizes: To be determined. However, in the tower we expect something close to this: Studios 430 sf; 1BR 530 to 730 sf; 2BR 950 to 1,150 sf; 3BR 1,450 sf. In the podium (low structure next to tower) we expect something close to this: studios 300 sf; 1BR 530 to 620 sf (2 per floor); 2BR 770 to 920 sf (2 per floor). 
Ceiling Height: 8'6" (259cm).
Kitchen Appliances: Miele (electric cooktop).
Maintenance Fees: To be determined. However, we anticipate somewhere between $1.10 to $1.20 per interior square foot and will likely include water, sewer, basic cable & Internet.
Location: Next to, east of, Ward Village Central Plaza. See location here on Google Maps.
Podium Structure: There will be a low-rise podium structure (think Anaha’s structure below the amenity deck). However, we anticipate predominantly studio and 1BR units.
Elevators: 1 elevator bank with 4 residential & 1 service elevator. 
Design: Has this sculpture feel on the outside, bringing load bearing columns outside. 
Balconies: All units will have a usable, private balconies created with wind protection in mind. Private balcony means neighboring units can’t see you while on your balcony, due to the awesome outside curvature of the building.
Building Height: 400 ft (like other Ward Village condos).
Architect: Jeanne Gang - owner of Studio Gang. Offices in Chicago, New York, San Francisco.
Interior Design: Yabu Pushelberg. Offices in Toronto & New York.
Lobby: Open air lobby with 17 ft ceiling located on the 2nd floor with views looking over the Central Plaza (a park currently being developed). Idea is to have an elevator on 1st floor for residents and when they exit 2nd floor to the lobby they will be greeted by a Koula staff. Think of something like Trump Tower Waikiki’s 6th floor lobby concept, but much more spectacular.
Wind Consideration: Designed with a consideration for wind directions in order to reduce impact on the amenity deck.
Retail / Commercial: Entire 1st floor and also part of 2nd floor - total about 58,300 sf. On the 1st floor the plan is to have a casual open air restaurant overlooking the park and on the backside there will be an upscale coffee shop. Other commercial plans, not determined at this stage.
Category: Luxury. Looking at a few renderings, this project will likely go a level above the sophistication of Anaha.
Shape: Beautiful curving narrow long shape with ocean mountain orientation like other new condos in Ward Village, such as Waiea, Anaha and Ae’o.
Parking: Only for residences and guests – no public parking. Located on 3rd to 7th floor. Access via gated garage from the 2nd floor.
The Name: Koula means red sugar cane in the Hawaiian language (Ko = sugar cane, Ula = red).

 

Amenities
8th Floor: Main amenity deck - above the parking garage - is expected to be spectacular and boast more outdoor open air space than Anaha - 41,000 sf outdoor space and 15,000 sf indoor space.  All amenities are not finalized, but there will likely be a professional 25 meter lap pool, 2 hot tubs, chlidren's play area, catering kitchen, sauna, party room, BBQ cabanas, movie theatre & more.
2nd floor (lobby level): 2,200 sf of outdoor recreation space.
