There are 2 layouts to them:
Single-level with one of the bedrooms being sunken. These are all on the 1st and 2nd floors.
2-story, with one of the bedrooms & a bathroom upstairs. These are on the 3rd floor and are the larger sized units.
All condos have sunken living rooms with the main lanai attached. Many have a view of the ocean out across the golf course behind the community. Central air conditioning is in every residence and residents are allotted at least one unassigned stall in the parking lot.
These are walk-up residences, no elevators.
The Honoapiilani Hwy runs right beside the complex on the east side, with Royal Kaanapali Golf Course fairways along it in every other direction.
Most of these are Fee Simple, but a few Leasehold properties remain, the lease expiring in 2063. There is a front desk run by staff employed by the HOA. It is open only 8AM – 4PM daily and its primary function is checking renters in & out.
Amenities & Things To Do Your local mall, Whalers Village, is across the fairway, 1200 feet away, with restaurants, shops and a kid’s play area.
Kaanapali Beach is just another 100 yards in the same direction, with miles of sand and ocean to the north and south. Black Rock is only a little further up. It’s a highly recommended spot, not only for its snorkeling, but also for the sunset cliff diving that people gather to watch each evening. You’ll also find the Beachwalk Boardwalk here. This paved path runs beside the ocean to make a morning jog or an evening walk even better.
