The Commodore Waikiki is a piece of Old Hawaii in urban Ala Moana, with its grass lawn, low-rise architecture and green window awnings. Its gated and secured property backs up to the tree-covered Ala Wai Promenade and the canal, providing not only a beautiful, shady backdrop but also a path to Ala Moana Park, Ala Moana Center or into Waikiki.
The studio to two bedroom condos have interiors that measure from 315 to 589 Sq Ft with often large lanais that can be 400 to 700 Sq Ft in size. Over this complex there is one studio, thirty two of the one-bedroom floor plans and ten of the two bedrooms, including the four penthouse units. There are only thirteen parking spaces, each of which is deeded to one of the condos.
The fourth floor penthouse units are the only ones that have washer/dryer, but there is a shared community laundry on-site for the other residents. These are walk-up buildings, so there are no elevators here.
Some residences, especially those on the back side, have canal and marina views from them.
Over the past three years, there is 1 or more years with 0 condo sales in Commodore Waikiki, which makes making a graph not very relevant. The graph above, therefore, represents all Ala Moana condo, which provides a larger dataset and greater statistical significance for drawing meaningful conclusions.

We exclude Leasehold data from this market analysis because Leasehold properties do not compare with regular Fee Simple properties.
We use median instead of the average because it depicts more accurately a central tendency to the sample size. Example: Take 5 numbers - 3, 5, 7, 9, 21. The median is 7 (the middle number) and the average is 9 (sum of all divided by 5).
We count days on market from listing date through closing date.
