Tracy works primarily with condo buyers and sellers, with particular expertise in Ward Village, Kakaako, and Ala Moana. He helps clients evaluate properties with a clear, realistic understanding of building differences, floor plans, views, and long-term value.

Earlier in his career, Tracy worked extensively with new condo developments in Honolulu - representing developers on sales teams, serving as a sales manager, and providing professional consultation. This firsthand experience gives him a unique perspective when advising clients purchasing new construction and pre-sale properties.

Extensive experience representing buyers and sellers in Ala Moana area condos. Tracy advises on unit-level value and how individual properties compare within a building and the broader market.

While the majority of Tracy’s work focuses on Honolulu condos, he also regularly represents clients buying and selling single-family homes across Honolulu, including sales in neighborhoods such as Hawaii Loa Ridge.

Background

Originally born on Long Island, New York, Tracy moved with his family to Honolulu as a child and has lived in Hawaii ever since. Today he is married with one daughter and remains deeply connected to the community he has called home for most of his life.

Outside of real estate, Tracy enjoys Hawaii’s ocean lifestyle - including surfing, stand-up paddling, snorkeling, diving, and sailing. Earlier in life, he spent two and a half years sailing throughout the Pacific Ocean, from New Zealand to Guam to Hawaii, an experience that continues to shape his appreciation for the islands.
