Napili Point is on an oceanfront property in Napili, the Pacific lining both its entire southern and western sides, some residences within 20 yards of the waves.
The complex was built in two phases:
Phase I resulted in the first three of the concrete structures, starting from the western coastline and going toward Lower Honoapiilani Rd, containing seventy-five units.
Phase II added the other two buildings closer to the road, with forty more units in those.
The ground level residences are all one bedrooms, with two-story structures on top of them that are set back, providing space for a lawn area in front of those that is actually on the roof of the residences below. The one and two bedroom condos have interiors of 603 to 1,134 Sq Ft with one lanai exterior. There are in all forty-four two bedrooms and seventy-one one bedrooms. Some two-bedrooms have a loft that holds one of the bedrooms, a bathroom and a dressing room in it.
Please note that, although Napili Point converted to Fee Simple ownership, there are properties that are still Leasehold, the lease expiring in 2046.
Each unit has one assigned, uncovered parking space to use. Ceiling fans are throughout the interiors, including the loft area when present, with some owners having installed a split a/c system as well. Washer/Dryer is inside every condo. The complex has a solar pv system that supplies part of the common areas’ electricity, including heating for the pools.
Although the outlook from the upper floors benefits from the elevation, being on the ground floor actually puts you 10 to 15 yards closer to the coastline due to their forward positions.
Most of the condos have partial to completely unobstructed views of the ocean from them.
Amenities & Things To Do Inside your property you have two oceanfront pools to choose from, one on the east side and one on the west. From them, and their sundecks, you can cool off or get some sun while looking out at the swells. The coastline is rocky here, but there’s plenty of sand less than ½ mile north of you at Napili Bay Beach. This is a beloved beach locally and for good reason. The sands are very welcoming and the waters are protected by a reef that keeps them calmer. Get in and you can head out for a swim or wade around with your friends, enjoying the day. There’s also some places to snorkel and take in the ocean life all around you.
At the north end of the beach you can get onto the Kapalua Coastal Trail, a 3 ½ mile round trip path that follows the coast, taking you to different beaches along the way, starting with Kapalua Bay Beach. It’s a scenic way to get in exercise or just make your way through some beautiful Maui scenery all the way to Honokahua Bay. Best of all, you can always end the trip early if one of the beaches is too hard to resist.

We exclude Leasehold data from this market analysis because Leasehold properties do not compare with regular Fee Simple properties.
We use median instead of the average because it depicts more accurately a central tendency to the sample size. Example: Take 5 numbers - 3, 5, 7, 9, 21. The median is 7 (the middle number) and the average is 9 (sum of all divided by 5).
We count days on market from listing date through closing date.
