As of 2015 the Four Paddle changed their house rules to be a 100% smoke-free building, which means you cannot even smoke inside your own unit. This is one of just a few residential condo buildings in Honolulu that has changed their house rules to be 100% smoke-free. 

About Four Paddle Waikiki
The Four Paddle condos in Waikiki seems to be in a season of change recently. The common hallways and elevator cars were recently renovated, giving the building a nice new look to those important areas. Impressions and, by extension, values can be strongly impacted by those appearances, so it's a relief to say they did it very successfully. There's an even bigger change, though, just across the street.

A Ritz-Carlton is going up (2 wide towers - 1st tower was completed spring 2016 and the 2nd tower expected spring 2017) and these 2 towers will have a big impact on the Four Paddle, with all the units' ocean views completely, or close to completely, obstructed. Some of the owners made their objections known, in hopes the Ritz-Carlton design woild be altered to minimize the blockage, but they weren't in much luck. 

Four Paddle condos are a little smaller, the studios running a little more than 500 sq ft, the 1BRs 676 sq ft. Due to that many like to buy these units as 2nd homes for themselves or as income-producing vacation rentals. The Four Paddle is well known and well reviewed online with travelers so there's no problem getting that business started up if you choose to do so.

That said, they still make a great Honolulu condo for singles or even couples to live in and enjoy the more active lifestyle of this area. Dining out, an after-work drink or a relaxing trip to the beach all can be done on foot when the mood strikes you. For many, that makes it all worth it.

The amenities are very good, too; 5th floor rooftop pool, a sauna each for men and women and central air-conditioning back at the homestead. Who knows – you might just find living here so much fun you never get around to renting it out.
