Kapolei townhomes is still a work in progress, but one which has now passed the crucial tipping point. Today it runs a close 2nd to Metro Honolulu for shopping options as well as housing government offices that recognize its unquestioned central role for all of West Oahu.

Another sign of its full emergence is the extensive residential development that has resulted in numerous neighborhoods. Interestingly, the vast majority of these new Kapolei neighborhoods consist of townhomes and condos – and for good reason.

As the 2nd City, the intent is to make Kapolei townhomes affordable, but also provide properties in sizable numbers to accommodate as many homebuyers as feasible in the high-priced Oahu market. Those conditions, though, aren't as constricting out on the Ewa Plain, as they would be anywhere else on the Island.

Kapolei townhomes are more common than condos, partly because they're in keeping with the low-rise vision for the community. With just 2 or 3 floors, visibility remains open and unconstricted by these structures. This is a place you don't feel hemmed in as you walk the streets.

That roominess factor is also part of the layout around you as well as above you. Wide avenues, large park spaces throughout and more breathing space between buildings are distinct qualities of the Kapolei townhomes & condos. In a sense, where Metro Honolulu is crowded, urban New York City, Kapolei is more like the spread out feeling of Los Angeles.

The Townhomes
The townhome model that prevails here is even more attractive in Kapolei for the advantages it brings homeowners, such as outdoor spaces. Here, the chances of having a yard are very high, sometimes on both front and back. You won't find that elsewhere on such a scale or for a comparable price point.

Townhouses in Kapolei can house families better, too, with often greater room than a condo and dual levels for the separation that makes for a more peaceful home life for those with children. Kapolei is a family-oriented place and that's reflected in the townhomes.

Kapolei's condos follow the same general rules of few floors with often larger floor plans than their counterparts to the east and a low impact on the environment.

Another benefit is that almost every townhome or condo was built since 1994, making these more recent developments that benefit from newer techniques and technology, including many Green innovations like solar water heaters.

Real Estate Creativity
That isn't the only area where innovation is present. The clean slate of the Ewa Plain has allowed different approaches to be pursued. The Nanala at Mehana townhomes, for example, allow you to use your 1st floor as a commercial property.

Even if you're not seeking a business outlet in your home, there's much to choose from, like the surprisingly affordable golf-course views of Kekuilani Villas. There's always neighborhoods like Nohana at Kapolei and Pae Ko Gardens as well that offer excellent price points for a quality home that comes with excellent amenities.

Where so many townhome communities on this Island don't have so many extras, like a pool or recreation area, Kapolei's usually do. In so many other areas, the lack of extra real estate to add those isn't so much of an issue here. That's why you'll find them in Ewa listings so much more.

It's easy to understand why Kapolei is coming together so quickly. The existence of new shopping malls and big box stores make for a more convenient daily life. That's important, but they're 2nd tier factors in attracting so many buyers.

It's the chance to buy a townhome or a condo that's relatively, or even brand, new, to get it for a decent price and have room, inside and outside, that isn't nearly as common today in the more crowded conditions of much of Oahu. Kapolei townhomes and condos are part of a new frontier that's opened up, offering what many thought was no longer possible. Here, it still is.
