Mililani - General Info & Sold Data

When the plans were laid out for Mililani in the 1960's the vision was of a friendly, suburban town with green spaces throughout, a family-focused community. In the decades since that vision has remained remarkably intact, and that includes the condos and townhomes later added to accommodate demand. 

This applies to both the Mililani Town and Mililani Mauka neighborhoods, with one small exception. In the northwest Woodlands neighborhood of Town, there are a few multi-story condominiums, all seemingly grouped together to create one outlet for these types of properties within the city limits. But they're the exception, not the rule.

The rule is Mililani condos that are modern walk-ups or, more popularly, townhomes. Homebuyers have always come to this part of Oahu for the chance to have a yard and a front-door right off of it. They get that in many of the townhomes here - and at a more affordable price than elsewhere. These types of townhomes in Mililani Town can begin at $200K, going on up to $500K.

One of the larger townhomes, Nob Hill, is a case in point. 56 separate buildings, all with 2 story townhouses of 2 & 3 bedrooms. The entire complex has huge areas of tree-covered lawns throughout, plenty of space to play and grill on at your leisure.

The easy availability of Mililani Town Centre makes your daily errands simple, with Costco, Long's and Safeway all there, plus a host of other shops and eateries. Never underestimate the benefits of having these conveniences a short drive away.

Across the highway in Mililani Mauka you'll find an even larger number of these townhome communities, but on a more upscale level. Not merely in home values, but general sizes and amenities. Hampton Court is a perfect example, with floor plans of up to 1700 sq ft, cathedral ceilings and your own covered garage. Or Northpointe, where ground floor units have their own individual courtyards.

Shopping is nonexistent in Mauka, so traffic is strictly local and much less busy than Town. That does require a little longer trip for the groceries, but not enough to make that journey a hassle. The generally larger dimensions, more modern construction and other factors will raise the costs from across H-2, but the demand seems to be justifying it.

Both Mililani Town and Mauka, though, are definite steps away from the crowding and congestion of Honolulu. As long as people have a desire for a place to breathe more freely, the townhomes here will maintain not only their desirability, but their value as well.
