About Mililani Mauka's Real Estate
Homes in Mililani Mauka is located in the newest section of Mililani, with development that began in the early 1990s. Located in Central Oahu, this is a well-planned suburban community that features wide roads with pedestrian-friendly lanes and sidewalks and whose neighborhoods feature attractive single-family homes, townhouses and condominiums. Parks, community recreation centers and pools are located throughout the neighborhoods, along with walking/jogging paths and golf courses nearby. Mililani Mauka, named because it’s on the mountain (mauka) side of the H-2 freeway, offers a convenient location. Depending on traffic, it’s a 30-45 minute commute into downtown honolulu, 20-30 minute drive to Pearl Harbor, 5 minutes to Schofield Army Base and 20 minutes to Oahu’s North Shore beaches.

Aside from the central location, Mililani Mauka home owners enjoy easy access to the major shopping centers in Mililani with stores like WalMart, Ross, City Mill and Starbucks, as well as grocery stores, pharmacies, fitness centers, a theater, restaurants and a well-appointed medical center. Directly in Mililani Mauka, The Gateway shopping center is home to Long’s Drug Store, casual restaurants and a gas station. This community is also home to what some refer to as one of Oahu’s best public school districts, which is a major reason it has become such a hot spot for young families. The lush tropical vegetation and amenities that come with living in a newer development add to its appeal.

Mililani Mauka homes are more modern in their design and architecture than most homes on Oahu. Houses here were built starting in the early 1990s through 2007 and feature aesthetically-pleasing facades. There are a variety of one and two story homes, most of which have 3 or 4 bedrooms and 1,500 - 2,500 sq ft. You can find more spacious homes as well, with up to 3,000 sq ft, roomy living areas and nicely-sized bedrooms. Cathedral ceilings are a common architectural element, which accentuates the open floor plans of many homes in this area. Newer homes enjoy modern amenities like Corian or granite countertops, stainless steel appliances and central A/C. In addition, the majority of Mililani Mauka homes have a garage for secure parking and storage.

While you can find large yards, in the 9,000 - 12,000 sq ft range, most homes in Mililani Mauka sit on small to medium-sized plots with 5,000 - 6,000 sq ft or less. Many of the yards have been nicely landscaped and consistent rainfall keeps the yards lush and green throughout the year.

Buyers looking for a newer home in a well-designed community should take a close look at Mililani Mauka. The central location makes it easy to get around the island, large shopping centers are close by, and there’s a large percentage of young families drawn to the strong schools and recreation opportunities available for children. Mililani Mauka is a great place to settle into a home!

More About Mililani Mauka
Mililani Mauka is still a relatively young neighborhood, but it's already clear that this is a place with true staying power. It's location away from the often overly urbanized center of Honolulu, yet close enough for commuting to the job centers there, are just the start of what's kept it toward the top of Oahu home shopper lists. What could be wrong with this picture?

To be honest, not a whole lot. However, even a place with all of the advantages of Mililani Mauka will have some elements that challenge at least some residents. Before we discuss the easy side of the ledger, what's right with this community, we owe it to you to outline potential negatives that could affect your time living here.

For example, although you're in reasonable commuting distance, you are on the outer limit of that range. On your way to town, and home, you'll end up on the same highway(s) with your neighbors from Waipahu, Pearl City and even Kapolei, hitting what can at times be thick, slow moving traffic. There will be days when you will become familiar with the inside of your car.

Another issue is the double-edged absence of real shopping or dining within your neighborhood. The solid options of Mililani Town are not far away, but they do require a trip outside your borders whenever anything beyond what Long's carries is required.

One one hand it's nice to be free of the traffic and sprawl of a shopping center. On the other, you'll be taking a drive anytime you need groceries, a dining experience or any kind of real shopping.

Finally, the planned open & green environment of this place requires restrictions and rules to preserve it. Though generally a good thing, it means you have less leeway for any home additions or changes. A town committee must review and approve your plans first, a process that can be frustrating. Again, this may never be an issue for you, but for those who find they need to do some alterations, it's best to be forewarned.

Now that we've covered this side of things, let's take a look at what you have to celebrate living in Mililani Mauka.

MILILANI MAUKA REAL ESTATE – WHY PEOPLE LOVE IT
It would be entirely logical if we underlined again the positives covered earlier. The green surroundings accentuated by the open, low-rise layout of the place. The exceptionally roomy floor plans. The to-die-for touches like high ceilings and large yards. There's more to love than even that, though.

One of the greatest concerns for Hawaii homebuyers is their picture perfect neighborhood turning into a backdrop for high rises that block the once wide open views or become a victim to the creep of concrete and pavement. It's happened again and again on Oahu, so it's a real worry. As a Mililani Mauka homeowner, you won't have to lose any sleep over this.

Mililani Mauka's site in Central Oahu places it not only away from the urbanization of Honolulu, it is also a community in what's basically its final form. Those wide streets, towering mountain vistas and green spaces are here to stay. What you see is what you get – and can keep.

That preservation factor is part of what makes this a great place to raise a family, too. It's not just the top-rated public schools and the numerous recreation areas. It's also the low-crime rate, the wider streets and sidewalks that add a safety factor for playing kids, and adults, and the modern homes that lack issues, structural and environmental, that older residences can come with sometimes.

We close with something most don't cite – the central location. Sitting in the heart of Oahu, next to the highway, you are well placed to go all over the Island. The North Shore is up the road. Pearlridge is 10 miles away. Kapolei is just 15 miles drive.

With the Ewa Plain's exploding growth in shopping and recreation options, they're in reach for your entertainment and enjoyment, along with the existing, but also growing, options to the east and north. No other place has this range of alternatives around them. With Mililani Mauka, you have choices.

THE FUTURE OF MILILANI MAUKA REAL ESTATE
The current form of Mililani Mauka looks to remain as it is for some time to come. The foreseeable future doesn't hold any new development that would alter the landscape or inventory in any significant way. That means supply is fixed. What about demand?

That's easy to answer due to the persistent popularity of this neighborhood, starting from the time the first Mililani Mauka homes went for sale. The serene, family-friendly environment has proven to be the perfect suburban retreat, only driving its popularity higher with Oahu homebuyers.

In short, it is expected that the value of Mililani Mauka real estate will not just keep pace with Hawaii's consistently heated market, but outrun it. The quality of life, roomy, modern homes and the close-by shopping & dining of Mililani Town make up a solid mix that's created a place people want to live – and they'll pay more to do so.

AREA AMENITIES
Mililani Mauka has built its magnetic attraction on more than just its beautiful setting and homes that are not only modern, but well-designed. There's also a full menu of amenities, including some of the highest rated schools on Oahu. It's all part of your purchase when you buy a home in this town.

Schools & Childcare
Those with families are attracted to Mililani Mauka by the schools that have, across the board, excellent reputations. Your children get access to an excellent education when you live here. Not to mention one of Hawaii's well-regarded community colleges just a short drive to the south.

Mililani Mauka Elementary – K through 5th Grades attend here. Highly rated and consistently voted one of the best public schools on Oahu. One of the first to emphasize technology in Hawaii, with iPads used for some things.

Mililani Middle School – Runs on a track system, so students have breaks of 2 or 3 weeks every couple of months or so. Does have challenges with a high population, but scores well over Hawaii's average in most areas.

Mililani High School – Yet another district school that has won top ratings. Consistently beats Hawaii's overall averages in Math & Reading scores by 20+ percentage points. Over 2400 students.

Hanalani Schools – Christian school that covers all grades, from Pre-K to High School. Smaller classes so students get more personal attention. Relationship with God part of daily curriculum.

Leeward Community College (Pearl City) – Found south of Mililani within a few miles drive. Extensive job & trade skill programs offered here along with academic programs as well.

Public Transportation
Lucky you live Mililani Mauka! You have a Park & Ride right in your home town, where you can catch a few bus routes to the most common destinations. 98 & 98A take you to the downtown offices & Waikiki each weekday morning, then home in the evening. For the many who work at Pearl Harbor, you have the PH2 route especially for you. The 52 takes you northward through Wahiawa and on to the playground of North Shore's Haleiwa. If that isn't enough, you also have a special bus, #501, that takes you around the greater Mililani area, providing a local option to get to Town Center and other common stops.

Supermarkets & Groceries
Head over to Mililani Town Center and you'll find Times Supermarket, which offers extensive grocery shopping and is closest to your home. Foodland is also here, in the Mililani Shopping Center, but a little further away on the Ewa side.

Shopping Alternatives
Mililani Mauka residents do have to cross the highway to their Town counterpart to do any real browsing or buying, but it's not a long trek by any means. Town Center will be closest to you, while the Mililani Shopping Center does offer some unique places, like 24 Hour Fitness that could draw you a little further away to take advantage.

Town Center of Mililani – The major shopping center for all of Central Oahu. Wal-Mart, Times, PetsMart and the 14 screen movie theater anchor it, but there's a lot more. Along with numerous local and chain eateries you'll find City Mill, doctors' & dentists' offices and a lot of other shops and services. One-stop for most needs you'll have.

Mililani Shopping Center – Smaller than Town Center, but still extensive. Local shopper favorite Ross is here, along with 24 Hour Fitness, Foodland and many restaurants and services. Serves the western side of Mililani Town.

Gateway at Mililani Mauka – As mentioned, this is the one commercial strip in your neighborhood. Long's is here plus Starbucks, McDonald's, a florist and a gas station making up the main entries, but a few small places to eat, too.

Hospitals & Health Care
There are 2 clinics serving your immediate area, with the main hospital found outside town. It is nearby, just a few minutes drive away. You are also served by numerous independent doctors, dentists and other medical professional offices, many located in the two major Mililani shopping centers.

Access Medical Clinic – Located in the Mililani Town Center, this is a walk-in clinic that treats common non-emergency injuries and illnesses. Also do worker's comp and medication refills when needed.

Straub, Mililani Family Health Center – Does provide urgent care, but only certain days and hours. Mainly clinic services covering all family members, including women's and pediatric health. Full gynecological/obstetrics as well as lab testing and x-ray facilities on-site.

Wahiawa General Hospital – Closest full hospital to Mililani, it sits a few miles north, serving both Central Oahu and the North Shore. Complete services at all levels, In and Out patient. 160 total beds.

Your Recreation & Leisure Options
Recreation Centers
Mililani has an incredible 7 recreation centers across the two communities, with 3 of them (#s 5, 6 & 7) right in Mililani Mauka. You have a choice of places for physical activity, classes and programs. Adult Aquatics, movie nights, swimming lessons for the tots and senior activities are all available at one or more of the Mauka facilities. There is a small charge for membership, allowing you use of all 7.

Recreation Centers 5 – Primarily a place to hold family & friends get-togethers, you have a party hall ready for your use, along with free Wi-Fi, a feature of all the centers.

Recreation Center 6 – This facility has a party space as well, but also has a swimming pool, jet spa and a meeting room, too.

Recreation Center 7 – The largest, and newest, of the three, it's swimming pool is heated to a very nice 84 degrees. You also have an indoor basketball & volleyball courts, bbq areas, playground, kiddie pool and even an Internet Cafe to relax in or get some work done. You could almost call this a town center, so extensive is it.

Dining & Restaurants
Though the Mililani Mauka area is a distinctly middle to upper middle-class neighborhood, the local tastes definitely run to the kinds of places where the food is the attraction, not the ambience or presentation. If you're someone who loves new tastes, you've got a lot to sample here. Give these places a shot and you're sure to find at least a few new favorites for your dining out list.

Rise and Shine Cafe – The name tells you everything – breakfast is their specialty. Their corned beef hash is the standout as well as the Banana Mac Nut pancakes. Salads and Island staples like fried rice are served later, but 2PM is closing time. Go early to try another big attraction, the cinnamon rolls. They sell out fast!

Rajanee Thai – If it's your first time, give the Bangkok night noodles or the soft shell crab a go. Those get the most acclaim from a menu that's good all the way down. Owner Kenny is well-known and loved, personally greeting diners and happy to answer questions. At dessert, don't miss the deep friend ice cream.

Aloha Island Grill – Meat lovers will want to sample this stop! A lot of burgers, sandwiches plus the very popular steak plates that locals wolf down. On the side, get the garlic fries that as so good, reviewers can't stop talking about them. Very affordable, too.

Mililani Bar-B-Q – You can count on a delicious meat jun (with excellent sauce!) from the kitchen of this Korean restaurant. The spicy pork and kalbi are winners, too, and you ALWAYS get huge portions so you fill up. Don't expect fast service, though, at busy times. Most lunch specials are $10 or less, dinner not too much more.

Alonzo's – Mainly, but not all, Filipino food served up here. Lechon, oxtail soup and Hawaiian steak are good bets for newbies. A little pricier than most other Filipino places, but still reasonable. You can even buy marinated meats to take home and cook yourself.

G's Breakfast – Hankering for Eggs Benedict? Do yourself a favor and try G's version, which some say is the best anywhere. Breakfast fans will love G's, but the dishes here will win over anybody. Hawaiian sweet bread french toast? Veggie omelet? Fried rice fan? Give any of them – make that All of them – a try and you'll be planning a return trip soon.

Assagio's – This chain restaurant stands out due to the overwhelming love it gets from foodies. Even seasoned Italian diners sing its praises. Pasta dishes are an obvious, yet still rewarding way to go here, and the salads are excellent, too – the Caesar salad is singled out often for praise. A little more expensive for Mililani, but that hasn't stopped anyone yet.

Poke Stop – As you can tell, poke is a prime offering, but there's more than that to keep you returning. The creamy ahi needs to be sampled along with the eggplant fries that have a lot of fans. Try the unique breakfast items, too, like the Shrimp and waffle combination. You'll wonder why this was never tried before!
