Update The old Nike Town building is going to be developed into a boutique hotel, with plans to add just 3 additional floors making it 100ft tall. This is great news for many Lanikea owners as their ocean views are preserved.
About Lanikea at Waikiki 4 x 2BR units per floor, each with just over 1,000 sf of interior and approximately 90 sf usable balcony space. 01 and 04 stack corner units balconies are somewhat more private whereas 02 and 03 stack balconies are slight more open / exposed.
30th floor units have same interior size & layout, but balconies are much larger at 200 sf and have a rectangular shape (regular floors have curving / round spaced balconies).
The 31st floor - top floor penthouse level - also has 4 units, which were originally sold by the developer, as bare concrete. PH1 and PH4 are corner units, has just over 1,250 sf interior with a 195 sf balcony and high vaulted ceiling in the living space. PH2 and PH3 penthouse units (in center) are just over 1,850 sf interior with 185 sf balcony space and stretches over 2 stories.
01 and 04 units - mirror images - have living room on ocean side and the 2 bedrooms on the mountain side. Several windows in these units, which is great for cross-breeze ventilation and also give units a lighter feel.
02 and 03 units - mirror images - have living room face the ocean and the 2 bedrooms wrapped on either side of the living room, also facing the ocean.
All units come with central AC and 2 parking stalls (verify). 2 elevators in building.
Amenities Ground level has a beautiful large pool with hot tub and a couple of barbecue stations. No gym, guest suites or other noteworthy amenities.
Also Good to Know About Lanikea at Waikiki Owners are responsible for cleaning their own windows - there is no quarterly building window cleaning organized by the association, as is the case with most other upscale condos in Honolulu. Building set back 1 lot from Kuhio Ave, which reduces the noise from busy Kuhio Ave. Car parking and on-foot building entry possible from both Olomana St and Kalaimoku St. Developer: Alexander & Baldwin - renowned local developer - who also developed Waihonua and The Collection, both projects in Kakaako. Developer purchased several surrounding lots when developing Lanikea in order to get approval to built 350 ft - the height of Lanikea at Waikiki. Guest parking is open air with entry from Kalaimoku, near Ala Wai Blvd.
We exclude Leasehold data from this market analysis because Leasehold properties do not compare with regular Fee Simple properties.
We use median instead of the average because it depicts more accurately a central tendency to the sample size. Example: Take 5 numbers - 3, 5, 7, 9, 21. The median is 7 (the middle number) and the average is 9 (sum of all divided by 5).
We count days on market from listing date through closing date.
