About Royal Garden at Waikiki
The Royal Garden at Waikiki is a wonderful way to enter the profitable condotel market, but at a higher level than most other options. This is an upscale property that sets the tone immediately with an entrance that looks like something from a Victorian era photograph. It stands out distinctly on the quiet street it inhabits in west Waikiki.

Managed by Wyndham, it attracts a more discriminating visitor who likes a little elegance during their stay in Hawaii. In addition, the management and staff here are well known for their responsiveness and service, something that adds immense value to an investment property like this one.

Only 15% of the condos are owner-occupied, which means most are using it as an income producing property. The sizes alone point to that use as the Studios, which are most of the properties, have just 313 to 381 sq ft. The 1BRs are a different story, spreading from 711 to 881 sq ft, dwarfed only by the even more generous 2BRs that take in from 1,229 to 1,312 sq ft. One 3BR does exist, with 1,781 sq ft in it. None of these measurements include the lanais, which come with every unit.

The Royal Garden condos include almost everything a guest would need, including a kitchenette with a blender and toaster, flat screen TV and either a mini-fridge (Studios) or full refrigerator (1 & 2 BR). The 1 and 2BRs also include in-room washer and dryer.

The one issue for some is that it isn't in the central area of Waikiki. Not far from Ft. DeRussy Park, the walk to the beach by Hale Koa is easy for most and guests do it regularly. It's not a beachside property, but with the Wyndham name and the overwhelmingly positive reviews it's received, you have a very effective sales pitch to potential renters. In short, this is an investment worth making.
