Update 2025 The Trump Tower Waikiki's rebranding to the Ka Lai Waikiki Beach requires a renovation project to take the property to the next level.
The renovation begins in late May 2025 and will be completed in the first quarter of 2026. The first phase of the common element renovation (May to September 2025) starts with the ground-floor lobby and the 6th-floor breakfast restaurant with adjacent spaces. The 6th-floor lobby, dinner restaurant, and 7th-floor (Spa Level) spaces are next from October 2025 through February 2026.
Until December 2025, each unit owner pays a special assessment roughly equal to each unit's monthly maintenance fee for the common area renovation project.
An additional one-time special assessment of ~$200/ sq ft to $237/ sq ft, depending on unit size and number of bathrooms, was collected from unit owners participating in their unit renovation, a requirement to continue in the Ka Lai hotel rental program.
About Ka Lai Ka Lai, a
condo hotel at a superb Waikiki location across from
Fort DeRussy Beach and
Halekulani Hotel, features individually owned residences permitting short-term vacation rentals. Pre-construction sales in 2006 sold out in one day, though cancellations left the developer owning many units upon completion.
Units- Deluxe Residences: 8th-23rd floors, 21 units/floor, 7’8” ceilings.
- Grand Residences: 24th-34th floors, 9 units/floor, 8’5” ceilings.
- Trump Residences: 35th-37th floors, 9 units/floor, 8’7” ceilings.
- Penthouse Residences: 38th floor, 6 units with oversized rooftop patios, varied ceilings.
- Uneven-numbered units (west-facing) offer ocean views over Fort DeRussy Park; even-numbered units (east-facing) have city, ocean, and Diamond Head views, varying by stack and floor. Most include sizable balconies.
Rental Details- Hotel rental program incurs a fixed monthly hospitality charge, even during owner occupancy; opting out avoids the fee, with some owners using units as second homes or primary residences.
- Self-managed short-term rentals are prohibited; approved agencies exist but rarely outperform the hotel operator, so most owners join the hotel program (see Condotel Guide for rules).
Features- Ground floor and 6th-floor open-air lobby overlook Fort DeRussy Park, creating a warm ambiance.
- Parking: Free valet stall for owners when visiting; $340/month to leave a car when away (verify).
- Elevators: 4 residential, 2 linking 1st-floor entry to 6th-floor main lobby.
